Do you sell your own Listings?
We do sell  our own listings sometimes, but it doesn’t happen often.  Most Buyer’s have their own Agent Representation.  However, there are occassions when our listings are PERFECT for our Buyers.  With both parties permission we will act as an Intermediary to the Transaction.

Sales Price to Listed Price Ratio?
In the marketing area we compete in we average approximately 98% of the last asking price of the home. We try to use a strategy of pricing the home to not be in the position of chasing a falling market.

How Long Does it take to Sell your Listings?
If the seller follows the advice given on the final CMA (Competitive Market Analysis) the property should be under contract within 45 -90 days. If the seller wishes to test the market at a little higher price we will work together to establish a strategy for pricing and listing time. You will find lots of “experts” when you start to discuss home prices – neighbors, your friends, your tax rolls, and possibly your employer may have an opinion. But the market determines the selling price – homes priced correctly will sell quickly – those priced too high will remain on the market waiting for a longer period and just the right buyer.
