The Listing Broker/Agent becomes the Seller’s Agent
by entering into an Agreement with the Seller
Usually this Agency relationship is through a written Listing Agreement that is promulgated by the Texas Real Estate Commission. The Listing Agent may assist the buyer, but does not represent the buyer and must place the seller’s interest first. An Agent may act as an Intermediary for both parties when both buyer and seller are aware of the representation and have approved of this activity. The buyer should not tell the seller’s agent anything the buyer would not want the seller to know because the seller’s agent must disclose to the seller any material information known to the agent – i.e.: how much the buyer can spend or must buy before a certain date…

- Communicate with you on a regular basis in the manner you select concerning showings and activity
